Macy’s Redevelopment

The Saint Paul Port Authority retained SRF to perform due diligence activities for the vacant Macy’s building and adjacent parking ramp in downtown Saint Paul. Our team included a number of subconsultants to complete the due diligence work that included the collection and evaluation of:

  • Building, utility and infrastructure data
  • City of Saint Paul and historical documents
  • On-site environmental, architectural, electrical, mechanical, structural and other engineering/architectural investigations
  • Onsite and laboratory testing and analysis
  • Evaluation of potential viable building reuses
  • Evaluation of holding costs if the building is to remain standing and vacant
  • Evaluation of demolition requirements and estimated costs for demolishing both the building and parking ramp or only the building

In addition, SRF completed a land title analysis in an effort to highlight survey, title, and boundary issues on the site.
