Shady Oak Road Reconstruction

SRF’s real estate team provided the City of Eden Prairie with right of way services for the reconstruction of Shady Oak Road from Highway 62 to US 212. This project was a cooperative effort between the Cities of Eden Prairie and Minnetonka, Hennepin County, and MnDOT. The acquisitions included many complex commercial properties – this required a significant amount of communication between the SRF team and the City of Eden Prairie.

Right of way services on this project included appraisals, review appraisals, offer package preparation, negotiations, and condemnation assistance. SRF teamed with another firm for the appraisals. There were 14 parcels impacted by this project, and an additional 14 will be impacted by the second phase.

The upgrades focused on the TH 62/CSAH 61 interchange, with CSAH 61 being converted from a four-lane roadway to a four-lane divided roadway, and right and left turn lanes provided at the intersections. Off-road trails were also added to both sides of CSAH 61 to improve pedestrian and bicycle traffic connectivity. The entire corridor will be upgraded to become ADA and PROWAG compliant.

The project included reconstruction of three traffic signals as well as signal timing adjustments to optimize increased traffic flows. In addition to the capacity and safety improvements along CSAH 61, a roundabout was constructed on City West Parkway at the intersection of the new UHG entrance. SRF also coordinated with the Nine Mile Creek watershed district to improve the stormwater conveyance and treatment within the project area.
